Most roof leaks start small: a few shingles torn off in a storm, a cracked seal around a vent pipe, or flashing that has pulled away from a chimney. Caught early, they are usually straightforward repairs. Left alone, they soak insulation, stain ceilings and rot the wood underneath.

Finding the leak

Where roof leaks usually start

The drip on your ceiling is often not directly below the leak. Water runs along the roof deck and framing before it shows. Common sources include:

  • Flashing around chimneys, skylights and where the roof meets a wall.
  • Vent pipe boots, whose rubber seals crack in the sun over time.
  • Missing or damaged shingles from wind, hail or falling limbs.
  • Valleys, where two roof slopes meet and debris collects.
  • Clogged gutters that back water up under the roof edge. See gutter services.

Warning signs

Signs your roof needs repair

  • Water stains or drips on ceilings or high on walls
  • Shingles missing, lifted, cracked or curled
  • Granules from shingles collecting in gutters
  • Loose or bent flashing
  • Daylight or damp spots visible in the attic
  • Damaged or soft fascia along the roof edge. See rotten wood replacement.

Look from the ground or from inside the attic. Stay off the roof, especially when it is wet.

Storm damage

Repair or replace after storm damage?

A repair usually makes sense when damage is limited to a small area and the rest of the roof is in good shape. Larger or widespread damage, a roof near the end of its life, or leaks in several places can point toward replacement.

Things that factor in:

  • How much of the roof is damaged
  • The age and overall condition of the shingles
  • Whether matching shingles are still available
  • Whether the decking underneath has been damaged

After the leak

Repairing the damage a leak leaves behind

Once the roof is fixed, check what the water reached: stained or sagging drywall, wet insulation, and soft decking, fascia or framing. Those need to dry and be repaired so the problem does not linger.
