New floors that start from the ground up
New flooring changes how a whole house looks and feels. It also depends on what is underneath. A soft spot, a dip or old water damage in the subfloor will show through, squeak or crack the new surface.

Choosing a floor
Comparing flooring types
- Hardwood. Warm and classic, and solid hardwood can be refinished over the years. It does not like standing water or big swings in humidity.
- Luxury vinyl plank (LVP). Looks like wood, stands up well to spills and moisture, and is comfortable underfoot. A popular choice for kitchens, baths and busy households.
- Laminate. A durable, wood-look floor at a lower cost. Many laminates have a wood-based core that can swell if water sits on it, though some are made to resist moisture better.
- Tile. Very durable and water-resistant, ideal for bathrooms, kitchens and entryways. It needs a stiff, flat floor underneath to avoid cracking.
Lake homes
LVP or laminate for a lake house?
Lake houses see wet feet, muddy shoes, sand and pets, and many sit closed up in humid weather between visits. For those conditions, luxury vinyl plank is often the more forgiving choice, because it generally handles water and humidity better than laminates with a wood-based core.
Laminate can still work well in bedrooms and living areas away from water, especially products built to resist moisture. Tile is a strong choice for entries and bathrooms. Mixing materials by room is common.

Why the subfloor matters
Most flooring problems start underneath. Before installing, the subfloor should be:
- Solid. Soft or rotted areas, often near tubs, toilets and exterior doors, need to be replaced. See rotten wood replacement.
- Flat. Dips and humps telegraph through thin floors and crack tile.
- Dry. Moisture from below damages wood-based floors.
Floors that slope noticeably can point to foundation movement, which is worth checking before investing in new flooring.
New floors are also a natural time to update baseboards and trim.

Is LVP or laminate better for a lake house?
Luxury vinyl plank is often the more forgiving choice where floors see water, sand and humidity, because it generally handles moisture better than laminates with a wood-based core. Laminate can still work well in drier rooms.
