- Triplex. Three units in one building, adding rental capacity on a single lot.
- Townhomes. A row of attached homes, usually each with its own entrance and sometimes its own small yard.
The right type depends on the lot size, what is allowed on the property, your budget and how you plan to use or rent the units.

What to check before building multi-family
- What the property allows. Inside city limits, zoning may control whether and what you can build. Deed restrictions can apply in the county too.
- Utilities and septic. More units mean more demand on water, power and wastewater. On rural land, septic sizing is a major planning item.

- Your numbers. Construction cost, financing and expected rents should line up before construction starts.
